Utility-Scale Solar Project Finance Model is an Excel underwriting model designed to evaluate the economics, financing capacity and equity returns of a utility-scale photovoltaic plant.
Construction is modeled monthly and operations are modeled annually for twenty-five years. The workbook combines energy production, capital expenditure, commercial assumptions and financing terms into one auditable investment case.
The model is delivered in a standalone configuration. A dedicated Standalone Input Adapter lets you enter externally prepared P50 and P90 annual energy series, total CapEx, monthly construction spend, installed capacity in MWp and MWac, the commercial operation date and the project identity. The adapter then builds internally the structured inputs the financial model expects, so no upstream workbook is required to run a complete case.
REVENUE MODEL
Energy can be divided between contracted PPA sales and merchant exposure.
The user defines PPA price, contracted share, tenor and escalation, together with merchant pricing and escalation after or alongside the contracted period.
This allows the same physical plant to be evaluated under different commercialization strategies rather than assuming that all generation earns one undifferentiated tariff.
P50 AND P90 DISCIPLINE
One of the model's core design choices is the separation between investor and lender perspectives.
The equity case can be evaluated against the selected production scenario, while debt capacity is calculated from P90 CFADS. Changes made for an optimistic equity sensitivity therefore do not quietly inflate the debt case.
PROJECT FINANCE STRUCTURE
The model incorporates senior debt sizing and gearing constraints, DSCR-based debt sculpting, construction-period funding, interest during construction, financing fees, Debt Service Reserve Account funding and release, annual debt service, debt balances, minimum DSCR and LLCR.
Circular construction quantities are handled through explicit frozen values and visible convergence checks rather than hidden Excel iterative calculation.
TAX AND RETURNS
The workbook includes a configurable simplified Chilean corporate-tax treatment, depreciation and loss carry-forward.
Outputs include equity IRR, project IRR, XNPV, payback, DSCR, LLCR, gearing, total project uses, debt, equity requirement and annual distributions.
Four two-dimensional sensitivity tables test combinations of key commercial, production, cost and operating assumptions.

The primary download is the standalone financial model workbook. The secondary file is a ZIP bundle containing the Standalone Input Adapter, the detailed S4 User Manual, a Standalone Quick Start, an Input Data Map that shows exactly which values the adapter needs and where they come from, a pre-loaded demonstration case and the licence and disclaimer documentation.

The model does not replace a lender's own financial model, credit approval, tax opinion, independent engineer report or executed financing documentation.
It does not produce the energy study or the detailed construction estimate itself: externally prepared energy and CapEx inputs must be provided.
