Portable-storage expansion requires more than estimating monthly rental income. A growing container fleet also changes the number of deliveries and returns, demand for truck hours, yard footprint, working capital and borrowing. This Excel financial and operating model connects those decisions across sixty monthly forecast periods and five annual summaries.
The model is designed for independent portable-storage operators, startup sponsors, finance managers and advisers. It includes replaceable demonstration assumptions for ten-foot, twenty-foot and forty-foot containers, opening financial balances and staged purchases. A guided workflow connects assumptions and operating schedules with financial statements and investment decisions.
Start by selecting the forecast start month and active operating case. Enter container prices, rental terms, extension probabilities, booking demand, maintenance, deposits and useful lives. Truck inputs include mileage, driving speed, handling time, paid hours, productivity, wages, fuel efficiency, diesel cost and outsourced hauling prices. Yard inputs cover usable area, stacking, access allowances, base rent, handling capacity and priced overflow.
Separate rental schedules calculate starts, returns, eligible rentals, units on rent, repair and transit reserves, ready units and lost requests for each container class. The operations schedule consolidates activity. Delivery calculations show own-truck and outsourced moves, delivery slots, move revenue and delivery margin. The yard schedule shows peak physical footprint, capacity, overflow and recurring yard cost.
The capital register tracks opening assets, purchase cohorts, depreciation and whole-lot disposals. The finance schedule calculates capex funding, debt draws, principal, interest, receivables, operating payables and refundable rental deposits. Integrated monthly income, cash flow and balance sheet schedules explain how operating activity becomes profit and cash. Annual summaries include utilization, delivery contribution, closing debt and debt service coverage.
Use the investment comparison to screen container purchases, an additional truck, outsourced moves, yard space and a combined expansion. Its steady-state calculations show incremental contribution, discounted net present value, payback and applicable annualized internal rate of return. Enter accepted actions into the capital register to evaluate their staged monthly funding effects. A separate container-cohort view compares allocated cash margin, recovery ratio and payback across eighteen container lots.
Downside, Base and Upside cases vary demand, rental pricing, delivery distance and rental extensions. Calendar-month factors shape seasonal requests. Two local sensitivity grids examine container contribution against utilization and rental multipliers, and own-truck contribution against distance and move fees.
Executive pages combine linked key performance indicators, six native charts and an operating action panel. Thirty-one reconciliation and input checks review balances, roll-forwards, fleet states, required inputs and calculation bounds, with separate business warnings for adverse operating outcomes. Internal navigation, a contents guide and methodology explanations make the model practical to review and update.
