Padel Club Financial Model: DSCR, Pricing & Expansion is a fully editable Excel decision model for founders, club operators, investors, lenders, finance professionals and consultants evaluating the economics of a padel facility. Rather than relying on a simple annual revenue forecast, the workbook connects physical court capacity and court-hour pricing to utilization, memberships, ancillary revenue, operating costs, cash generation, debt service, valuation and expansion decisions.
The model is driven by a 120-month operating and financing engine and produces integrated 10-year Income Statement, Balance Sheet and Cash Flow Statement outputs. Users can edit indoor and outdoor court counts, operating days, opening hours, booking-slot length, planned uptime, outdoor weather downtime, weekday and weekend mix, peak, shoulder and off-peak time shares, court prices, utilization ramp, price elasticity, membership assumptions, coaching activity, player throughput and ancillary-spend assumptions. Court Capacity & Yield converts the physical facility into available court hours, booked hours, utilization and player visits. The Revenue Engine combines court bookings with memberships, coaching, events and leagues, sponsorship, food and beverage, equipment rental and pro-shop sales. Operating outputs include Revenue per Available Court Hour, revenue per booked hour, average court rate, utilization by time band, revenue per member and revenue and EBITDA per court.
The financing section includes sources and uses, two opening debt tranches, interest-only periods, amortization, upfront fees, balloon options and optional refinancing. CFADS and DSCR are calculated monthly and on a trailing basis, with covenant headroom, maximum debt service, maximum supportable debt and debt-capacity headroom. An all-equity case is also handled without denominator errors.
Pricing Optimization tests price changes through utilization elasticity and shows the impact on court revenue, EBITDA, CFADS and DSCR. Break-Even & Unit Economics calculates break-even booked hours, break-even utilization, break-even court price, target-DSCR court price and contribution per booked court hour.
Expansion analysis evaluates Court 7 and Court 8 using prior-period utilization, trailing DSCR, liquidity headroom and a 10-year incremental-project IRR. Users can operate the model in automatic Gate mode or choose Manual mode. The scenario manager includes Downside, Base and Upside cases affecting utilization, pricing, operating costs, capital expenditure and interest rates, while sensitivity tables support lender and operator stress testing.
The valuation module calculates unlevered DCF enterprise value, implied equity value, levered investor IRR, NPV, MOIC and payback. The workbook also includes quantified SWOT analysis, two executive dashboards, eight native Excel charts, model-integrity checks, sources and methodology notes, and internal navigation.
This model can support a new-club feasibility study, a bank loan or refinancing discussion, pricing and utilization planning, liquidity management, additional-court investment analysis, investor-return assessment, long-range budgeting and strategic review.
