This is a five-year acquisition underwrite for buying a single-store powersports dealership, motorcycle, ATV, UTV, personal watercraft or snowmobile, with an SBA 7(a) loan. The template market has plenty of operating forecasts for starting a dealership; this one prices a purchase.

The valuation error it intercepts is treating a dealership as one revenue blob. A dealership is four businesses under one roof, and the iron is not where the money is. Revenue and gross are built bottom-up by department, new units, used units, F&I (gross per deal times finance penetration) and parts, gear and service, each at its own margin, so gross profit falls out of the mix. In the base case the new and used iron account for about 72% of the revenue while F&I and fixed operations produce about 60% of the gross profit. The revenue split tracks the public powersports consolidators, with RideNow in Q2 2025 running roughly 52% new, 20% used, 18% parts and service and 9% F&I, against a thin new-unit gross margin of about 13%.

The second thing the model makes explicit is the floorplan. Unit inventory is financed on a revolving floorplan line, separate from the acquisition loan, at roughly 100% of invoice and around 7% to 10%. Floorplan interest is computed as average inventory at cost times the advance rate times the floorplan rate, where average inventory is unit cost times days-in-stock divided by 365. Powersports turns fast, motorcycles roughly 6 to 10 times and ATV/UTV roughly 6 to 8 times, so in a good year the carrying cost is small, but days-in-stock and the floorplan rate are stressable drivers, and aging inventory in a soft market is what turns a profitable lot into a loss.

The honest headline is the down-cycle. Base-case DSCR looks comfortable at 1.65x because the acquisition loan is small relative to cash flow; the inventory risk sits in the floorplan, not the loan. So the model runs the test the seller's good-year P&L never will: a 20% drop in unit volumes pushed through fixed overhead cuts SDE by about 34% and drops DSCR to 0.88x. For reference, in 2008-09 on-road units fell as much as 44% and units, parts and service fell more than 20%, and motorcycles fell about 8% in 2025.

Inside: an 11-sheet Excel workbook that works in Google Sheets with no macros, add-ins or external links, a PDF user guide, a three-way profile toggle (off-road and ATV/UTV, on-road and V-twin, used and fixed-ops heavy), an SBA 7(a) capital stack with the 10% injection and $5M cap checks, a real amortisation schedule, the fixed-ops absorption ratio at 62.1% in the base case against the roughly 64% average that is the buyer's value-add lever, floorplan interest coverage, a DSCR stress grid across days-in-stock and floorplan rate, and a conservative five-year exit with the equity multiple. Every formula is recomputed by three independent engines, 67 of 67 checks passing.

What the model does not claim: SDE margin is held at about 7.9% because powersports dealers run thin; units per store and the revenue split are industry-representative estimates drawn from public filings and real listings; cash-on-cash and the equity multiple are stated as leverage-amplified and cyclical; and there is deliberately no IRR.
