You found a laundromat for sale. The seller has a price. The SBA lender has questions. This workbook is how you answer them before you sign anything.
This is not a generic laundromat calculator. It is an acquisition underwriting model, built around the logic a lender applies to a 7(a) loan on an existing store.
Revenue is built machine by machine. You enter washer and dryer groups with their counts, vend prices and turns per day, rather than one invented monthly average. That structure matters, because it also drives the part most models hide: the age-based capital expenditure reserve. Each equipment group carries its remaining useful life and its replacement cost, so an aging fleet shows the bill it will hand you in years three to seven, instead of disappearing inside a flat percentage of revenue.
From there the workbook reconstructs Seller's Discretionary Earnings from the profit and loss statement, shows the implied multiple you are paying against the market band, and applies the test that decides the deal: debt service coverage. Cash flow available for debt service is calculated as SDE less owner compensation and reserves, divided by annual debt service, then compared with the 1.25x threshold, returning a clear bankable or not bankable verdict. Cash-on-cash return and a five-year internal rate of return follow, with an exit at a multiple you choose.
Two sensitivity grids show where the deal breaks: coverage under revenue and utility-cost shocks, and cash-on-cash under revenue and equity-injection shocks.
