DESCRIPTION
The real estate portfolio Excel financial model Template is developed primarily for Real Estate investors in the field of real estate business, mainly in the hold and flip strategies, with little or no previous Financial Modeling knowledge. It is very user-friendly, editable, fully inter-correlated, and detailed. The Model includes three statement financial forecasts and decision-making tools: Project Valuation, Sensitivity Analysis, Startup Summary, and Charts & Graphs.
Following are the main sheets of the Real Estate Portfolio Financial Model Template.
Assumptions
The input sheet or Assumption is the basis of the entire Model. It has all the essential assumptions about your business. This model highlights the assumptions in peach colors, like the investment amount, month, etc. You need to change the input data in line with your company's data, and the Model will update.
Revenue Analysis
In the revenue analysis sheet, we have forecasted the rental revenue of each property under the hold strategy and the sale revenue of all the properties, cost of sales, acquisition cost, and the value of the sold property.
Startup Summary
The startup summary tab is a reality check of whether the business has enough funds to support operations. It contains how much investment has already been made, the expenditures you will have to bear in the first year, and further investment or loan you would need to run your business.
Depreciation
The depreciation sheet contains information about the depreciation expense for the fixed assets each month. In addition, it gives the NPV of fixed assets to be presented in the balance sheet and the profit and loss the company will have from selling the fixed assets.
Loan Schedule
The loan schedule will help you identify the interest and the principal amount paid to the creditor each month.
Income Statement
An income statement shows the company's financial performance over the years. For example, the income you will earn and the expenditures you will bear in the next five years. In addition, it indicates whether the company is making a profit or a loss.
Cashflow Statement
The cash flow statement will give you an overview of your business's cash inflow and outflow from operating, financing, and investing activities and, finally, the net cash you have in your company. The cash flow statement will evaluate how efficiently your company manages its cash position.
Balance Sheet
A balance sheet summarizes a business, giving you the company's financial position, like how many assets, liabilities, and equity you have in your industry.
Breakeven Analysis
The breakeven will tell you the sales needed to reach breakeven, i.e., When the cost and income of the business are the same. The sheet also contains a graph to show you visually in which year your company will reach breakeven.
Project Evaluation
The project evaluation estimates your business worth. In addition, it contains the Net present value of the company, Internal rate of return, Return on Investment, Expected equity percentage to investors, investor's Future Equity Share, and Cash Burn Rate Analysis.
Sensitivity Analysis
The sensitivity analysis will estimate future projections by changing the revenue and cost of sales while keeping the same expense plan.
KPIs and Ratios
The Key Performance Indicators and Ratios will enable you to know the profitability, liquidity, solvency, and Efficiency ratios.
Dashboard
The dashboard provides a graphical representation of how your business is performing. To better understand your profitability, we have incorporated Average gross profit, net profit, and revenue growth in the dashboard.
