Most gym financial templates smooth over the hardest part of the business: the membership ramp. This model doesn't. Year 1 Debt Service Coverage Ratio (DSCR) comes in at -2.59x while the membership base is still building, then clears the 1.25x SBA 7(a) minimum by Year 2 and reaches 4.25x by Year 3. A model that showed a comfortable DSCR from month one for a gym with zero existing members would be the one to distrust – this one shows the real ramp, and the real point at which the business actually clears the bar a lender checks.
