The Property Investor Pack pairs the two Basecase property models so you can appraise a residential project from either end: build to sell, or buy (or build) to hold. It combines the Residential Development Feasibility Model and the Rental Property Investment Model.
What it does: the Development Feasibility Model appraises a multi-unit residential scheme with a full development budget, a monthly project cash flow in which equity is drawn before debt and interest capitalises, and a Returns sheet showing net development profit, margin on total cost, equity multiple and annualised equity IRR, with a sale price vs build cost sensitivity grid and 13 tie-out checks rolled up into a single OK flag. The Rental Property Investment Model works out whether a rental is a good deal over the whole hold: ten years of rent, expenses and a loan that runs interest-only and then principal and interest, with yields, cash-on-cash by year, exit proceeds, total profit, equity multiple and after-tax equity IRR, plus a rent vs capital growth grid.
How the models connect: they are two separate workbooks with no links between them. The natural bridge is the develop-to-sell versus develop-to-hold decision. The feasibility model gives you a total development cost and an average net sale price per unit; divide the total development cost by the number of units, enter that as the purchase price in the rental model with a realistic weekly rent, and compare the after-tax equity IRR of keeping units against the equity IRR of selling the whole scheme. The two IRRs are not like-for-like – one is a short development project, the other a multi-year hold with tax – so read them alongside total profit and equity multiple, which both models report. The pair works just as well for an investor weighing a finished unit against funding a small development instead.

Both models ship fully unlocked with every formula visible and honest cover notes on each simplification.
