This Extended-Stay Hotel 10-Year Financial Model is a fully editable Excel decision model for hotel developers, owners, franchisees, operators, investors, lenders and advisors evaluating new-build, conversion and acquisition-plus-conversion opportunities. The workbook links property operating assumptions to development cost, financing, three financial statements, lender metrics, valuation and investor returns across 120 monthly periods from January 2026 through December 2035.
The operating engine is built around the factors that distinguish extended-stay hospitality from a generic hotel forecast. It models four length-of-stay cohorts covering 1-6 nights, 7-13 nights, 14-29 nights and 30+ nights. Users can adjust the LOS mix, base ADR, cohort discounts, annual ADR growth, average stay duration, stabilized occupancy and opening ramp. Monthly available room nights, occupied room nights, weighted ADR and RevPAR are then calculated automatically.
A dedicated demand framework separates contracted and transient room nights and includes sample demand generators such as project crews, healthcare assignments, relocation and insurance displacement, government and military, academic demand and other corporate extended assignments. Housekeeping economics are modeled through estimated stays and checkouts, weekly cleans, cleaning hours and housekeeping labor cost. The staffing schedule adds housekeeping FTE, front desk, management and maintenance personnel, salary inflation, benefits and total labor cost.
Brand economics are addressed through royalty, marketing, reservation and loyalty, technology and other fees. A branded-versus-independent comparison helps users assess whether the revenue benefit of a flag can offset the recurring franchise cost burden. Development and conversion schedules cover hard or conversion costs, land, acquisition cost and pre-opening expenditure. Sources & Uses calculates project funding and equity requirements.
Monthly debt schedules include development draws, interest, principal amortization and optional refinancing. The workbook supports no refinance, no-cash-out refinance and cash-out refinance policies. Lender-focused outputs include CFADS, DSCR, debt yield, LTV, debt balance, minimum cash reserve and liquidity headroom.
The model includes integrated Profit & Loss, Balance Sheet and Cash Flow statements, FF&E reserve, fixed assets and depreciation, working capital, hotel KPIs, DCF valuation, exit-cap valuation and investor return analysis. Investor outputs include levered IRR, MOIC or equity multiple, terminal equity proceeds and payback behavior.
Downside, Base and Upside scenarios are controlled centrally. Two-way occupancy and ADR sensitivities show the effect on DSCR and levered IRR, while additional sensitivities test development or conversion cost, interest rate, exit cap rate and housekeeping efficiency. Break-even analysis calculates contribution per occupied room night, fixed costs, break-even occupancy, break-even RevPAR and occupancy cushion.
The workbook contains an Executive Dashboard and a Charts & Management Dashboard with eight native Excel charts, plus an Audit & Integrity sheet that checks core accounting, financing and operating relationships and independently recomputes representative Year-10 outputs.
